What is the actual difference between a K-Span roof and a fabric car parking shade?
A K-Span roof is made of cold-formed corrugated steel sheet that carries its own weight across the span, rather than a PVC or PTFE membrane stretched over a frame. Because the roof panels themselves carry the structural load, there is no fabric to re-tension over time and no membrane surface to sag or develop micro-tears after years of UV exposure. The roof is also fully solid and waterproof, so it keeps rain, dust, sand and bird droppings off the vehicles completely, which a knitted fabric shade cannot do. The trade-offs are weight and heat. Steel is heavier, so the frame and foundations are sized accordingly, and a bare steel roof radiates more heat downward than a light-coloured fabric. For that reason we can add insulation or choose a lighter roof colour where comfort under the roof matters. Fabric remains the lighter and usually more economical choice where a solid roof is not required.
Is K-Span suitable for large commercial or industrial parking lots?
Yes, this is where K-Span performs best. The rigid steel roof spans multiple bays with strong wind and load resistance and needs very little upkeep, which is exactly what logistics yards, factory staff parking and long-term fleet parking need from a structure that has to perform for years with minimal maintenance. On industrial sites, the solid roof also protects vehicles from dust, fallout and debris, which a fabric shade would let through. We usually fix K-Span on steel columns set between bays, and the roof can be laid out in long continuous runs, which keeps the car park open and easy to navigate for large vehicles. Rainwater runs off along the curve of the roof, and we plan the drainage so it falls clear of walkways and loading areas. Because each project is sized individually, we can match the column spacing and clear height to the vehicles that will use the site, including trucks and buses.
Does a steel K-Span roof cost more than a fabric tensile roof?
It usually costs more than an equivalent fabric structure at the outset. That reflects the heavier steel, the stronger frame and foundations needed to carry it, and the extra fabrication work. The difference narrows over the life of the structure, because a K-Span roof has no fabric to re-tension or replace, while a fabric roof will eventually need a new membrane even when it has been well maintained. For a site that must stay fully dry, or that expects heavy use and little maintenance attention, the higher initial cost is often worth paying. For a villa or an office car park where shade and a lighter look matter most, fabric is usually the better value.
